Tenants Improvements – vital cover that is often overlooked

As you can see from the fabulous apartment created by Matteo that an awful lot of time, energy and expense was invested to create a lovely living space and comfortable home.

At Flint we regularly visit clients who have undertaken similar projects and always advise that the refurbishment they have made to fixtures and fittings must be added to their contents insurance. All too often we have found that our clients are unaware that the existing buildings insurance, in place to cover their apartment block, will not take into account the significant, additional improvements that they have made.

Fixtures and fitting are covered under the buildings insurance, usually arranged by the owner of the building. Under these circumstances cover would be formulated on an appropriate rebuild value based on their calculations to restore the property to its original state in the event of a fire or the house falling down due to subsidence etc.

However, this will not take into account any significant improvements made by the leaseholder. It is commonplace for those who buy leasehold apartments to undertake major refurbishment, such as the installation of a high end kitchen or bathroom or expensive lighting. Costs for these things can run into hundreds of thousands of pounds and in some cases even more, so it's very important to add tenant’s improvements to your contents insurance. If you choose not to do this, in the event of a major disaster then you will be under insured and not be able to reinstate the particular features that made up your dream home.

Leasehold properties can be anything from a huge apartment block to a converted Victorian terrace, so please think about this when choosing your cover.
